An experienced loan officer who will work to find the best program for you is most important. The company which will offer you the best terms usually depends upon your specific situation especially income, savings and & financial history. Ask people if they can recommend one. Often, a quality real estate broker can be the best resource to recommend a few lenders or loan officers after learning a little about your circumstances. (Similar variables make it impossible for anyone to quote you a rate until they know your specifics.) Don’t pay any significant application fees in any case. Top lenders do not require you to commit by paying hundreds of dollars (although a few may charge up to $20 to pull your credit reports).

All commissions come from the sale of the property and gets deducted from the purchase price

Are you talking about representing sellers in a short sale? If so, you have to become a licensed real estate agent first.

If you’re talking about buying properties that are being sold as a short sale in order to buy them cheap and flip them, there are a million books at the library. I read one called Millionaire Real Estate Mentor (or something close to that) that was pretty informative.

Try. They are called the price leader for a reason.

I used to use them exclusively for conforming loan scenarios when I worked in brokerage.

Also, try Third Federal. They have a PMI waiver available and good Jumbo pricing. They were tough to beat if you qualified for their programs.

I don’t believe they can force you to sign them. Discuss with your closing attorney with regards to any liability you may suffer in the future because of these problems. Had you known in advance, you might have offered a lower price, since fixing them in the future will be your cost and not one that you can toss over to the Seller. In fact, if the Seller has not offered you a one year Home Warranty, this will be the time, in lieu of the other documents. Make sure it covers as many items as possible, from appliances, to heating system to plumbing.

If the house is an REO(bank owned) then the commission is paid by the lender who owns the property. If it is a foreclosure,the seller of the home pays the commission. If you use an agent you are also responsible for his commission but sometimes Buyers can request the commission to be paid by the Seller. Look over your Purchase Contract to verify. Your Escrow Instructions would also state who pays what……
