Brokerage Relationship Disclosure

It is required by law that a real estate licensee disclose what type of relationship he or she will have with the prospective buyer or seller of residential property.  There are 4 types of brokerage notices:

1. No Brokerage Relationship Notice

2. Single Agent Notice

3. Transaction Broker Notice

4. Consent to Transition to Transaction Broker Notice

All licensees are presumed to be working as a transaction broker unless they have entered into a different brokerage relationship.  The following is a copy of a Transaction Broker Notice outlining the limited representation, and duties the broker owes to the customer. 

 

TRANSACTION BROKER NOTICE

FLORIDA LAW REQUIRES THAT REAL ESTATE LICENSEES OPERATING AS TRANSACTION BROKERS DISCLOSE TO BUYERS AND SELLERS THEIR ROLE AND DUTIES IN PROVIDING A LIMITED FORM OF REPRESENTATION.

As a transaction broker, (the real estate company that you choose) and its associates, provides you a limited form of representation that includes the following duties:

1.Dealing Honestly and fairly;

2.Accounting for all funds;

3.Using skill, care, and diligence in the transaction;

4.Disclosing all known facts that materially affect the value of residential real estate

Steps To Becoming A Homeowner

1. Figure out how much you can afford
 This is going to depend on your income, credit score, and current debt and expenses.  I would recommend meeting with a lender to get a pre-qualified or pre-approved for a loan or at lease using a mortgage calculator to help you determine your ball park price range.

2.  Know your rights.  You need to know about:
 RESPA or Real Estate Settlement Procedures Act-pertains to closing costs and settlement procedures
 Predatory Lending
 Fair Housing

3.  Shop for a loan
 It is a good idea to shop around for your home loan by talking to a fewdifferent lenders.  This gives you the opportunity to compare interest rates, terms, and costs, ensuring you get the best possible deal.

4. Home buying programs
 There are a few factors that play a role when determining whether or not you qualify for a special homebuyer program.  There are usually down payment assistance programs for first time homebuyers, low income families, police, teachers, and firefighters.  Ask your Realtor or loan officer.

5. Shop for a home
 First you need to know what you want.  ie. size of home, # of bedrooms, # baths, etc and any other features important to you. 
 You will need to choose a real estate agent too, so have your pre-approval letter handy.

6.  Make an offer
 Your Real Estate Agent can help you with finding the homes reasonable market value, writing upthe offer to purchase.

7.  Get a home inspection
 Once you and the seller have agreed upon the price of the home, you need to know the home is in good condition.  A home inspector will check the condition of the structure and the mechanical systems.

8.  Shop for home owners insurance
 
9  Sign Papers
 Go to closing, READ EVERYTHING THROUGHLY, and sign…the house is yours!

SeaGate Homes, LLC has purchased 51 Palm Coast, FL lots from Masterpiece Homes, Inc. putting their inventory at approx 120 Palm Coast lots.

In all Orleans Homes, the parent company of Masterpiece, has sold 1400 lots in 5 states (560 in Florida)

 Sea Gate ranked No. 26 on the Fastest-Growing Private Companies List in The Business Journal’s 2008 Book of Lists with $112.3 million in revenue in 2006. Why You Should Own A Home

In the Palm Coast, FL Real Estate market I hear a lot of people say “I’m just gonna rent” or “Why should I buy, it’s cheaper to rent”.  In today’s market though, you can buy a home for under $200,000 and start your way to the American Dream! 

Ok, with a $200,000 you may be looking at a mortgage payment of $1200/month or so vs. renting for $800 or $900/month, but you’ll never get a chance to earn equity in anything if you pay someone else’s mortgage forever! Rent money is money you will never see again.

As a homeowner you also get certain tax breaks that renters don’t get.  You can deduct the interest you pay on your mortgage, your property taxes, and some of the costs incurred during the purchase!

Your home acts as a built in savings account.  Usually, when you first buy your house, most of your monthly mortgage  payment is applied toward interest, and a smaller amount is applied toward the principal loan.  As time goes by this slowly reverses where more and more begins to be applied to the principal and less to the interest.  This is how you earn an interest in your property.  When you sell, you can generally take up to $250,000 as a gain without owing any federal income tax!

The home is yours.  You know exactly what the payments are going to be, so you don’t have the worry of rent going up or a lease coming to an end and you having to find a new place to move in to.  You can decorate and paint it the way you want.  Another highlight is, living in the same neighborhood for a time gives you and your family a chance to establish relationships.

Things To Do In Palm Coast, FL

So you’re here in Palm Coast, FL…whether you’ve moved here, or you’re just checking it out…now what?!  Well, there is plenty to do and see in our City!

Go to the beach!  Our beaches are covered with beautiful, soft coquina sand.  Go check out the waves in Flagler, or relax in the seclusion of the hammock.  If you drive just a little farther north on A1A, you can drive onto the white sandy beaches of Matanzas too.  Go surfing, kite boarding, kayaking, or just relax and sunbathe at the inlet.

Go Golfing!  We have numerous golf courses to choose from if golfing is your sport.

Fishing!  Just bring your rod and reel!  You could hire a charter boat and go off shore fishing for the big catch, or you can drop a line right in the intracoastal waterway.

Play Tennis!  There is a brand new tennis center just north of the new Palm Coast Town Center on Belle Terre Parkway. 

Go on a Nature Walk.  You have your choice here.  Walk, bike, or rollerblade down St. Joe’s Walkway that starts on Clubhouse Drive, wraps through the woods, along the ICW, and back down either Palm Coast Parkway or Clubhouse Drive, depending on how far you want to go. 

There are some nice paths just over the toll bridge in the Hammock area as well.  Or scour the beaches for cool shells!

Shopping!Right in Palm Coast, we have some great places to shop.  On the larger more commercial scale, we have Home Depot, Lowes, Ace Hardware, WalMart, Target (coming soon), and plenty of grocery shopping at Publix, Albertsons, Winn Dixie, & FoodLion.  There are also shops in the European Village, Publix Shopping Center on Palm Coast Parkway, St. Joe’s Plaza, and the Winn Dixie Plaza on S.R. 100. 

The new Town Center will also offer many more stores to come.  The Volusia Mall is only 30 minutes to the south; shop Macy’s, Dillards, JC Penney, Hollister, Abercrombie & Fitch, Demo, Bath & Body Works, Victoria’s Secret, Sears, Kay Jewelers, and many more.  Also on International Speedway you’ll find Best Buy, Circuit City, Pier One Imports, American Signature Furniture, PetSmart, PetCo, Steinmart, Old Navy, Barnes & Noble, Toys R Us, and many more as well as plenty of places to dine out. 

To the north within about 30 minutes you could be shopping the Outlet Stores in St. Augustine or the shoppes of Downtown St. Augustine. 

Dining.  Choose your pleasure!  We have everything from breakfast foods, diners and coffee shops, to pizzerias and deli’s, to italian restaurants, seafood, steakhouses.  There is something for everyone.
